  • Valuation and marketing report
  • Marketing of the property
  • Weekly feedbacks on viewings
  • Comprehensive referencing of the prospective tenant through third party*
  • Reserved right to instruct a cleaner for every new tenancy, in which case, the following costs will be deducted from the rent
  • Preparation of the tenancy agreement and inventory
  • Signing of the tenancy agreement on the landlord’s behalf**
    Collection of the keys on the contract start date

  • Rent collection for the landlord
  • Rent increases automatically if necessary
  • Monthly owner statements
    Annual rent review reports

FULLY MANAGED

in addition to RENT COLLECTION

  • Utility management under the correct name
  • Full property management: repairs and refurbishments using authorised panel of contractors
  • Inspection reports after 3 months and then every 6 months (subject to tenant consent)
  • Renewal of Gas Safety Certificates and Energy Performance Certificates at your your cost.
  • Release of the deposit held and solving any deposit disputes
  • Renewals and new tenant findings
