Guaranteed rent means that you will be paid an agreed rental amount on the same day each month for the length of the management contract.
We become your tenant, giving you peace of mind you have a fixed income for the property. We will then sublet the property on an assured shorthold tenancy. You will be paid the rent on the same date each month regardless of whether the property is empty or the tenant doesn’t pay rent. It is of course in our interest to find the highest quality tenant.
We only rent to Employed tenants with clean credit history and previous landlord or guarantor check. We also run a google search to check for any criminal history.
On average it takes us 9 days to find a suitable tenant and collect a holding deposit. It then takes an average of 18 days for the tenant to start the contract.
Yes, you are able to change services but only when the property is vacant and we are sourcing a new tenant.
The minimum period is 1 year and the maximum is 5 years.
It depends on the level of service you have taken out. If you were to take out our Standard service, you would need to go through your chosen deposit resolution service. If you opted for our Premium service, we would protect the deposit, handle any deposit disputes on your behalf and organise repair works. You would need to pay for the repairs and be reimbursed once the deposit had been settled. T
All of our fees are deducted from the first month’s rent and not upfront.
The Investor club is a community of professional Landlords. Each member has priority access to monthly investor reports. The investor reports contain valuable local property data on investment opportunities ranging from repossessions, auctions, cash buyers only, heavily discounted properties, land, and development.
We check income verification, previous landlord, credit scores, Google, and social media searches. If the prospective tenant does not have prior Landlord reference, a guarantor is mandatory. A guarantor (usually a parent or guardian) will agree to take joint responsibility for the rent for the property if the tenant fails to. Guarantors are required to pay any rent arrears (if the tenant does not pay) and for any damages costing more than the deposit.
